Douglas Village Overview
Douglas Village constitutes 20-acres zoned for mixed-use residential, commercial and light industrial. Consisting of eleven (11) separate lots, plus park space the land has received a PLA from the City of Nanaimo. Municipal services are available to the site. The properties have been identified as a Community Village within the City of Nanaimo's Official Community Plan (OCP) (www.nanaimo.ca). Currently, all land parcels, either individually or collectively are available for sale. The subject property is located on the northeast corner of Tenth Street and Douglas Avenue near the Southside Industrial Park in the southern end of the City of Nanaimo, British Columbia. By vehicle, the site is five minutes from the Nanaimo's Downtown Core, one minute from the Island Parkway and twelve minutes from the B.C. Duke Point Ferry Terminal.
Property Description
The vacant land is lightly treed and slopes moderately down toward the southeasterly boundary. A small drainage course runs from the northeast corner down towards the southeasterly boundary. Soil type is gravel / loam sand. There is no environmentally or Geotechnical issues. Access is via Tenth Street or Douglas Avenue.

Services
Water is located one block east on Tenth Street. A sanitary sewer easement bisects the properties. A detention pond in the southeast corner will handle storm sewer. A number of the servicing upgrades to the property are the responsibility of the City through approved Development Cost Charges projects.
